Prepare and record Notice of Default

Within 10 Days
A copy of the Notice of Default to be mailed, both by certified and regular mail, to the property owner of record, and to those other parties who have recorded "Request for Notice" with the County Recorder.
Within 30 Days
Notices of Default will be mailed to all junior lien holders, and other parties who are shown in the title report to have a recorded interest in the real property.
After 90 Days
If IRS Liens are shown on our title report, notice of a Trustee's Sale will be mailed to IRS, as per their regulations. All steps leading to the Trustee's Sale will be followed.
(a) publication of the Notice of Sale will be placed in a newspaper of general circulation in the district where the real property is located; (b) a notice will be physically posted on the real property, if a residence, generally on the front door; (c) all mailings of Notice of Sale will be sent, regular and ceritfied mail, to the owners and all interested parties.
5 Business Days

Before Sale

At the lender's discretion, the borrowers right(s) expire to reinstate a loan that has not yet become fully due and payable.
Day 111
The property is sold at auction to highest bidder.
